How property tax works in Alberta

Alberta assesses property under the Municipal Government Act using two main classes, Class 1 Residential and Class 2 Non-Residential, with a legislated 5:1 cap on the non-residential to residential ratio.

Each municipality (Calgary, Edmonton and others) runs its own assessment, not a provincial body. Notices go out in January and the complaint deadline is printed on your notice. Your annual municipal tax is assessed value × mill rate ÷ 1,000. Use the True Cost Calculator to estimate a specific property.
